TAX CREDIT AS YOUR DOWN PAYMENT... NOW!
That's a stimulus package. Yes, in Pennsylvania, first time home buyers (those not owning a home or investment property within the last three years) can get a portion of their $8,000 tax credit from the economic stimulus package NOW for their purchase. "How?" you ask. Missouri was the first State to come up with the program. They don't call it the "Show Me" State for nothing! In recent weeks, several states have come up with a plan to give potential first-time home owners an opportunity to obtain a "soft second" mortgage that would give them up to $6,000 toward their closing costs. Especially now, who doesn't need help with a deposit? First-timers using the Pennsylvania Housing Finance Agency's
home buyer program can receive a loan to pay down payment and closing costs. The second mortgage would amount to the lesser of 10% of the purchase price or $6,000 for newly constructed homes and $5,000 for existing homes. It is considered a bridge loan. The repayment is when you get your tax rebate check from the IRS. Otherwise, the loan will amortize over ten years. Some income restrictions apply. Individual with an income of up to $75,000 and couples of $150,000 are qualified. The agency's Tax Credit Advance Loan Program requires borrowers to invest at least $1,000 of their own funds. Of course, funding is limited and on a first-come, first-served basis. The good news is that a buyer has up until November 30, 2009 to make the purchase. Here is your Rebate form: IRS Form 5405

ANNIE, GET YOUR GUN!
No offenses made here to those in opposition to owning a gun. However, we are not talking handguns. Every person, household or business needs to own a gun, A CAULKING GUN! Your energy savings are flying out the door or window. Caulk or re-caulk your windows and doors that feel drafty. For example, in the winter if cold air is penetrating around the openings of your doors or windows, heat is certainly escaping. The same holds true in the summer. If warm air is penetrating around the opening of your doors and windows, the cooler inside air is escaping. Drafty doors and windows cause your heating and air conditioner to run longer in order to keep a constant temperature in your home. Everyone should have a caulking gun to seal up those openings and minimize the escape of hot or cold air in your home, depending upon the season. Typically, space heating can account for approximately 31 percent of your utility bills (2007 Buildings Energy Data). Try a new weather strip around your door and check the sweep under the door. Make sure they are in tact and appropriately placed to be effective. With warmer days of summer fast approaching, your electric bills can be daunting. Obviously extreme temperatures will also have an effect on your utility bills. Take the challenge and compare your energy bills on a month to month basis. I would love to hear your successful savings. You may consider donating your savings to an alternative Non-Profit Charitable Agency other than the utility company and at least get a tax deduction. Philly Mag Gone Green!
Amidst all the coursework, conventions on solar energy, seminars and certifications on energy efficiency, networking and trying to get a foothold in what seems to be an economic mudslide, I couldn't pass up an opportunity to be part of an intimate lunch of 40 at Le Bec Fin with two of the City's leaders, David Lipson, President and Publisher and Larry Platt, Editor in Chief of Philadelphia Magazine. As a newbie independent real estate brokerage I welcomed the opportunity. As I listened to both gentlemen speak and inject humor into their agenda, I saw a genuine desire to make a difference through the power of their sword, the almighty typesetter. Their passion about Philadelphia is evident but one should check out http://www.phillymag.com and get a glimpse of the magazine. Philadelphia Magazine is not "holding the presses" with the print version but complimenting it by engaging the online consumer. The site is user-friendly and totally Philadelphia and its surrounding Burbs. These gentlemen were intriguing but equally so by their audience's comments and suggestions regarding advertising, costs and improvements. With a myriad of accomplished publications, one can only wonder "What's next for this dynamic duo?" Perhaps there's an amalgamation forecasted with Philadelphia Newspapers.

Making More Than $ense of your $avings!
Going "GREEN" isn't a term that some consumers understand or even recognize. Referring to someone who was green may have been used to imply inferiority. To say someone looked green could have translated to them looking less than their best, or otherwise, sickly. With all of the media coverage and newly decorated packaging found on every grocer's shelf, the message being clearly stated is that being "GREEN" translates to energy efficiency, sustainable and environmentally friendly.This information is meant to be part of a series of useful tools to help guide my clients and consumers to make smarter choices for themselves and the environment. Ultimately, it could net a higher sales price of their home, depending upon the improvements. As a buyer, one can afford a slightly higher value home since the monthly utility bills would be less. This would leave more money to put toward a mortgage if the home were energy rated. This can also be effectuated through an energy efficient mortgage which would provide for upgrades to systems and thus, allowing a slightly higher debt to income ratio in the process.With the economy being sluggish, unfortunately, our furnaces seem to suffer a shorter than expected life expectancy. Should you be lucky enough to have a plumber at your service, as I do, being my hubby John, he would recommend an Energy Star rated furnace with an AFUE >=95. This, in the infamous words of Senator John McCain, "My Friendsâ€, would qualify for a Federal Tax Credit of $150! However, the furnace must be placed into service between January 1-December 31, 2009. One of the least expensive ways to save money on your monthly utility bills is to insulate. You can earn a Tax Credit of up to $500! Sorry, siding and cost of installation do not qualify.
